Bimini Square brings revitalization to the South Cape

Cape Coral’s newest and highly anticipated mixed-use development, Bimini Square, held its official ribbon cutting ceremony Thursday.

Located at 440 Cape Coral Pkwy E., the $100 million project, spearheaded by Crowne Development and constructed by Brooks and Freund, boasts luxury apartment living with studio, 1-, 2-, and 3-bedroom apartment homes ranging in price from $1,600 to $5,000 per month.

“Bimini Square represents a major investment and exciting new chapter for downtown Cape Coral,” said Larry Nygard, president of Crown Development. “From day one, our goal was to create a true destination with thoughtfully designed spaces and elevated amenities that meet the needs of today’s residents. We’re proud to create a mixed-use space that enhances Cape Coral as a great place to live and work, and we’re grateful to all of our project partners whose collaboration has brought this vision to life.”

“I think we’re going to start to kinda reshape downtown a little bit and put some focus on this area when there’s been nothing here for 20 years,” he added.

Nygard also thank the project’s wonderful neighbors for their patience throughout the project.

“Also, I want to do a shout out to the neighbors. The people at the Sunset Towers and the Bimini Basin condo were just excellent people. You know, they put up with a lot. We found out right after we started the project that all the street infrastructure had to be redone. And so, those poor folks lived through that for a long time.”

Among the project’s new “neighbors” is Lee Health, an integral part of the multi-use development.

“It was such a really cool concept to think about we could have healthcare embedded with the residents with other commercial uses on the Bimini Basin,” said Ben Spence, Lee Health President and COO. “That’s what we need in Cape Coral.”

It is part of Lee Health’s commitment to Cape Coral, he added.

“At Lee Health, our job is to make sure healthcare infrastructure grows with this community. That’s what you see reflected in our investments across Cape Coral over the past year, and past several years,” he said.

“What makes Bimini Square different is that it brings multiple services together in one location, making care easier to navigate for patients and for families. Primary care for kids and adults. Cardiology, imaging, lab, infectious disease, pediatric rehab, and pediatric behavioral health all here in one building. For patients, that means convenience, continuity, and confidence with 0 miles in between.”

The ceremony was well-attended and abundant with local leadership, including Cape Coral Mayor John Gunter, Cape Coral City Manager Mike Ilczyszyn and various other city and county leaders as well as the project’s pioneer residents and visitors from abroad. Hors d’oeuvres and beverages were served while attendees mingled before the ceremony began.

“This is a collective effort by many partners that have come together to see this project through, and have a great project, and a great amenity, extended health care service for our community, and that’s what our vision is for the downtown part of Cape Coral,” Gunter said. “When you look at this project, this is the first of many to come. One thing that I always try to decide when I’m looking at all these projects, is it going to make our city better tomorrow than it is today? And this project definitely does that.”

There are two residential buildings that stand at five stories each, complete with a rooftop lounge, which includes a grill, cabanas and lounge chairs, and infinity pool. There is a fully functional fitness center, a clubhouse for meeting and mingling with neighbors, a beautiful, serene courtyard with hammocks to enjoy, a fire pit, walking paths, and much more.

Each apartment has its own private balcony, with three views to choose from – water, courtyard, or sunset views available. Importantly, these apartments are built to withstand hurricanes and flood waters – giving peace of mind to those living on the water in the South Cape.

The first tenants moved into their new apartments before the project was completed in November of 2025, eager to move into their own piece of paradise as quickly as possible, although there were no amenities available just yet.

There are now numerous amenities – everything from bocce ball, to strolling through the dog park on the grounds or heading to the on-site dog spa, to reading a book in the courtyard hammocks, boating, swimming in the infinity pool on the rooftop, to having a cookout with friends.

There are 13 floor plans from which to choose, with 218 apartments — which include stainless appliances, quartz countertops, washers and dryers, and more — available. Introductory monthly rates range from the $1,600s to the $5,000s.

The 6.5 acre-campus includes a six-story parking garage, the open and operational two-story Lee Health medical facility and a pair of restaurants — the Bimini Basin Seafood & Cocktails on the waterfront as well as a House of Omelets — are under development.

When asked about the most exciting things in the local area to do for new residents, Nygard said, “Well, you know, 47th Terrace has really gotten a reputation for a fun place to go out and entertain and dine, and we’re not far from there. I happen to think that the restaurant right across the street is going to be a really big success in Cape Coral, the Bimini Basin Seafood and Cocktail, and they’re going to be opening at the end of February, beginning of March, so we’re excited about that. The marina that’s there goes straight out into the Gulf, so there’s going to be a lot of boat traffic coming in, and that’s going to be exciting and will bring a lot of activity to the area.”

“This has been a monumental project, something that has taken a lot of work from a lot of people, some of them recognized today.”

Crown Development is owned by Larry and Matt Nygard, a father-and-son team based in North Dakota which has been building projects in the upper Midwest since 1987.

The company’s local portfolio also includes The Cape at Savona and The Club at Pine Island .

Construction partners for the project also included PDS Architecture and Avalon Engineering.
