Little Shell Island near Tarpon Point is going to become something. The question is will it be residential or commercial or something else.

On Saturday, Emansland Real Estate Group of Cape Coral will host a Broker’s Beach Bash there from 11 a.m. to 3 p.m.

Brokers, investors and developers, as well as the public, are welcome to come out, take a look and just have a good time.

“We have companies sponsoring the event, we’ll have a DJ and music and drinks. We’re inviting the public and brokers and all kinds of people to hang out with us and enjoy the day,” said Emanuele DiMare, senior commercial advisor and CEO of Emansland Real Estate Group which has the parcel, which features a new dock, listed at just shy of $1 million.

DiMare said he wanted to go to the nines to promote the island and said as a broker in the city for 30 years, everybody knows him, thus the promotion (and the commercials on 96 K-Rock to get the word out and network with other professionals.

Little Shell Island is a half-acre island in the “Miserable Mile” south of Tarpon Pointe Marina. It’s privately owned with dock space for up to 21 boats and the owners have allowed the island to be put up for sale.

Emansland said there are ample opportunities to make the site whatever the future buyer wants it to be.

“There are opportunities to build homes, a possible commercial opportunity, an Air B&B, a midway point, retail, there are so many variables that can be done there,” DiMare said.

As the Broker Beach Bash is on an island, there is no access there by car. DiMare will have a charter boat provide rides to the island. The brochure has a bar code you can scan. While seats and time slots are still available, they can offer rides to go from Tarpon Pointe. You can also visit with your own boat.
