City Council to discuss Yacht Club at workshop
Staff presentation to address community ‘misinterpretations’ about historic structure
This week’s Cape Coral City Council’s workshop will include a Yacht Club Ballroom presentation. Council decided to address the Yacht Club issue at its last meeting.
Interim City Manager Michael Ilczyszyn said at the May 24 special meeting that he had Development Services, Public Works staff and a presentation from Haggerty to set the record straight on what is being misinterpreted by some residents of the community.
The presentation will include a chronology of the assessments done for the Yacht Club complex.
In April 2022, the city had a conditional assessment with a deferred maintenance cost of $2,545,876. This cost included electrical, branch wiring, lighting, and service and distribution; exterior doors, walls and windows; HVAC distribution system and terminal and package units; interior construction of walls, insulation and millwork; interior finishes of ceiling, floor and wall; plumbing for domestic water distribution, plumbing fixtures, sanitary waste and roofing.
In October 2022, inspections were performed after Hurricane Ian, according to backup material. The TentraTech overall property assessment was $2,770,000 in October 2022 with the ballroom assessment of $320,000.
The initial overall property inspection provided by FMIT/Synergy was $3,562,000 with the ballroom ranging from $20,000 to $100,000. The adjusted price in November 2022 was $41,000, less than $90,000 deductible, an assessment performed by FMIT/Synergy.
The appraisal, pre-hurricane condition, was $680,000.
The presentation will also shed light on the substantial improvement and damage of FEMA regulations, which includes the 50 percent rule, options and exemptions and variances.
The workshop will also include a presentation regarding public private partnerships, special events and updates for protection of public water system ordinance.
The meeting will be held at 9 a.m. Wednesday in City Council Chambers, 1015 Cultural Park Blvd.
