Former site of Southwest Florida Military Museum and Library, sells for $1.9 million

A large property smack dab in the middle of the South Cape that formerly housed a grocery store and later a veterans museum has been sold.

Cape Central LLC has purchased the 30,000-square-foot building at 4820 Leonard St., most recently the home of the Southwest Florida Military Museum and Library, for $1.9 million from IAVF Cape Coral HQ LLC.

Owner of Cape Central, Vilnis Ezerins, said future plans for the building will include, at the minimum, a remodel, and that decisions are still to be made whether the location will be a single-tenant use storefront or multi-tenant.

Ezerins, a long-time Cape Coral investor, said the centrally located property caught his eye, and he hopes to sign a lease with an anchor tenant and begin reconstruction.

While plans are not finalized, Ezerins said, “We are most likely moving in the direction of a multi-tenant version, which will have storefronts on both Leonard Street and Cape Coral Parkway.”

Ezerins disclosed that there have been talks with a few potential fits for the spot, but that nothing is set in stone. At one point there was consideration for a Marriott hotel, but that project will not come to fruition.

Cape Central LLC is long-time real estate investor in Cape Coral, beginning in 1996. It originally assembled the property on Cape Coral Parkway where Culver’s and Metro Diner are located before the current owner acquired it, and since then have renovated more than 200 other commercial and residential rental properties throughout Cape Coral, as well as internationally. Their management office operates under the name of Pacific Group International and is located at 1925 N.E. 10th Terrace.

Mike Doyle, CCIM with LandQwest Commercial represented the seller in the transaction. Lorie Morgen of Pacific Group International represented the buyer.

The Southwest Florida Military Museum and Library moved to the Edison Mall in Fort Myers.
