earns Pinnacle Awards

The Building Industry Association honored Cape Coral’s Elysium Homes with four 2014 Pinnacle Awards for Best Product Design of the Year — Single-family Home. The homes that won are: the Blanca, Montclaire and Veranda floor plans, with the Toscana plan earning a Merit Award.

Pinnacle Awards pay tribute to Building Industry Association members who have obtained an outstanding level of success in residential design, new home sales and marketing.

The Blanca has 3,828 total square feet with two master suites, one guest suite, three baths, an office, living and dining rooms, a pool and spa and a three-car garage.

The two-story, 4,562-square-foot Montclaire has four bedrooms including two master suites, a study, great room, pool and spa, 32-foot-long covered lanai with outdoor kitchen, and a three-car garage.

The 4,034-square-foot Veranda has four bedrooms, three baths, great room, dining room, dinette in the kitchen a study, a 560-square-foot lanai and a two-car garage.

The two-story, 7606-square-foot Toscana has four bedrooms, 3.5 baths, formal dining room, great room, den, a game and media room with full bar, two laundry rooms, and two-car and one-car garages.

Established by general contractor Irina Prell, Elysium Homes launched in 2007 on Captiva Island and has since expanded to other markets in Southwest Florida. As a broker, Prell also owns and operates Elysium Realty Inc., a full-service realty company with extensive local experience.

Association: Median sales prices

of single-family homes increase

Although the median sale price of single-family homes has dropped slightly compared to April of this year, it has increased 3.9 percent

year over year for the month of September to $175,000, according the Realtor Association of Greater Fort Myers and the Beach. The median sales price for condos in Lee County increased 10 percent year over year to $170,500 last month, the association reports.

Short sales of single-family homes has decreased significantly by 57.6 percent year over year in September, with only 36 short sales in Lee County last month. Foreclosures have only decreased 1.1 percent, but traditional sales of single-family homes have increased by 11 percent, pointing to a healthier housing market, the association notes.

In September, single-family homes spent only 38 median days on the market, a decrease of 9.5 percent year over year. That and the fact that active listings have decreased 12.1 percent year over year in September, indicates that Lee County also continues to be a seller’s market.

The numbers released by the Realtor Association of Greater Fort Myers and the Beach represent all sales by members of the Florida Realtors in Lee County. Statistics released each month may be revised in the future as new data is released.

Association calls for entries for 2015 Parade of Homes

The Lee Building Industry Association is now accepting entries for its 29th premier builder model home showcase program, the 2015 Parade of Home.

Lee BIA’s 2015 Parade of Homes is Feb. 12-15, Feb. 19-22 and Feb. 26-March 1. Thursdays through Saturdays, the parade will run from 10 a.m. to 5 p.m. and on Sundays from noon to 5 p.m.
